The first impression
Make sure that the first impression is a good one! Details that don’t seem important may make a big difference. Repair small damages and make sure the house is clean and uncluttered. You might paint the walls to make everything look fresh. It is much easier to show an potential tenant how nice an apartment looks, than to convince him or her that it might look good. Kitchen and bathroom are very important. Some extra cleaning, decaling, removing mould and rust and hairs from the sinks, tubs and shower will increase the chance that you rent out your house quickly. Potential tenants might base their impression of the whole house on the state of the bathroom and the kitchen. So make sure they are spotless!. Closets will look bigger when they are well arranged. A messy closet makes a bad impression and renting out your house might be a good opportunity to clean out your closets!
Small repairs
It may be worth your while to invest a little time and money to renovate the house. A toilet door that is jammed, a tap that leaks, a loose doorknob; these are all things that might irritate. You can try to convince a new tenant that you will fix everything but most of the time they won’t take your word for it. The best way is to fix these small things so that they can’t influence the opinion of a potential tenant in the wrong way.
Garden/balcony/garage/storage
Is the garden well kept? It will be worth your while to spend a few hours on it. Because the first impression of a house is determined by the first glance from the outside. A well presented garden is very important. Also clean out the garage and the shed.
Lights
Lights are very important. A bright and light atmosphere will make your house much more attractive. The future tenant will feel more at ease. Leave the curtains open. When the sun isn’t shinning, pul up the blinds or sunscreens. Dark areas, like basements or attics will look lighter and bigger when they are painted in light colours.
