As soon as you have taken a good look at an apartment and you have thought about it, you can let us know by telephone or by e-mail that you want to rent the apartment or not.
- WoonCompany will then send you a so called acceptation mail. In this mail we will clarify all the costs and conditions under which the apartment can be rented. Read this mail carefully and answer this mail with “I agree”, when you agree with the contents of the mail. Until we have received this agreement we will keep visiting the apartment with other clients.
- If you have shown your intent to rent the apartment by agreeing to the acceptation mail, we can then propose you to the owner of the apartment, as the new tenant. He will then decide if he wants to accept you as a new tenant. In the meantime we won’t be visiting with other clients and we will put “almost rented out” with this apartment on our website.
- If the owner agrees with you as the new tenant, the apartment will be rented out to you. We will put “rented out” with this apartment on our website.
When there is more than one candidate interested in an apartment, Wooncompany will propose all candidates to the owner. Although Wooncompany might advice the owner, the responsibility of the decision lies with the owner. The decision is final. As soon as the owner has informed Wooncompany about the decision, you will directly be informed about this. To finalize the agreement, a tenancy agreement will be signed.For this agreement you will need to bring a few documents.
1. Copy of your identification, visa or residence permit. Of course these documents will be treated with the utmost privacy. Please look at the privacy statement on our website.
2. Copy latest pay slip, income tax return, balance sheet. With the information on the pay slip we can determine if you receive enough income to rent the apartment. We will also determine if the apartment will suit your personal situation. Normally we state that you can spend 1/3 of your gross income on housing. Some apartment owners might be stricter or might have other demands concerning your personal situation.
3. Contract of employment. This will show that you are really working at the company you indicated. When the contract of employment starts after you have agreed to rent the apartment and you haven’t received a pay slip yet, a contract stating the salary you will receive, will do as well. 4. Copy of a recent bank statement.Your account balance doesn’t interest us. The apartment owner only wants to know if the bank account data that you provided, corresponds with the bank statement. Often owners prefer that the monthly rent is paid by standing order. This is also a reason for owners to ask for a bank statement.
Note: If you have an income below €1000,-, you have to get someone who earns more than €1000,- to sign a guarantee for you. Students will always have to get a signed guarantee. The person that signs the guarantee must hand over the above documents.
After signing the contract Wooncompany will provide you with the keys of your new home. If the rental contract is signed before the rental agreement will start, you can pick up the keys at the Wooncompany office, the day that the rental agreement starts. When the keys are handed over, the mediation is complete and here the work of Wooncompany ends.
