Mediation conditions

With your registration at Wooncompany you have chosen the most effective way to find a house. You will be kept up to date of the most recent houses and apartments. In this update, Wooncompany will try to include houses that most fit your needs. Your registration will only be valid when you have filled in all your data truthfully and correctly. If you haven’t paid the registration fee yet, you won’t be able to use the services of Wooncompany. Registration will include the following services:


1. You will receive housing that might be suitable for you, by mail and/or by telephone.
2. You can visit as much houses as you like
3. Mediation fee: When you rent an apartment through Wooncompany, you will pay a mediation fee of one month’s rent and you will explicitly agree to do this. In some cases you will only pay 50% of the mediation fee or no mediation fee at all (this will be put in the object description of the apartments. If no details about the mediation fee is included in the add, you will pay a full mediation fee. This mediation fee is base one month’s rent excl. 19% VAT (When utilities are included in the rental price, the mediation fee is based on the full price, so the rental price including utilities and services).

The way we work

If you are interested in one or more object on our website, you can let u know on-line and even plan a viewing. Of course it is always quicker if you let us know by telephone. Wooncompany will make the appointments for the viewings. During these viewings you will be accompanied by a Wooncompany employee. He/She will show you the apartment and you will have the opportunity to ask questions. This way you will get a good impression of the apartment. You can visit as many apartments as you like. If the apartment that you visited doesn’t live up to your standards then Wooncompany will keep looking until the right apartment is found. When you find an apartment through Wooncompany, your registration will be deactivated and you will have to pay a mediation fee. Unless agreed otherwise, this mediation fee normally is one month rent excluding 19% VAT. (When utilities are included in thee rental price then the mediation fee is based on the full price, so the rental price including utilities and services). The mediation fee will be paid when you accept to rent the apartment.

General conditions

Your registration at Wooncompany means that you automatically agree to the general conditions. These conditions apply to you registration, your query and any other agreements that might follow after your registration at Wooncompany. These general conditions contain a detailed description of your rights and obligations as well as the rights and obligations of Wooncompany. You can find these general conditions on this website.

What do I do if I want to rent?

When you want to rent a apartment after a viewing, we will need the following documents:

Identification, visa or residential permit
Recent pay slip, contract of employment or employer’s certificate.
Bank statement with your present home address.

NB: If you have an income below €1000,-, you have to get someone who earns more than €1000,- to sign a guarantee for you. Students will always have to get a signed guarantee. The person that signs the guarantee must hand over the above documents.

Note:

Wooncompany never gives an option on an apartment, only a down payment of the one month’s rent and the deposit will reserve the apartment for you.

All verbal or written comments concerning letting an apartment are supposed to be done with permission of the landlord (Wooncompany is not responsible for the exactness of these comments) If it might occur that a landlord hasn’t given his permission, the letting of the apartment will not take place and no rights might be derived from any down payment or comment from Wooncompany. Any form of liability on the part of Wooncompany will be excluded.

The landlord or owner always has the final word in the allocation of an apartment.

No offer, be it done verbal or written is binding. No rights can be derived from any offer done by Wooncompany.

A tenancy agreement will be drawn up between the lessor and the lessee (landlord/owner and tenant). WoonCompany doesn’t take part in this and can’t be held responsible for any negligence or inaccuracies on the part of any of the parties.

Your data will be included in a register of persons as intended in the Wet Persoonsregistratie (W.P.R). For more information please look at the privacy statement on our website.
