When you are renting a property that is managed by Wooncompany, you can find information about the management of the property on our website. Here you will find some information that might be of interest for you as a tenant:

Repairs
When you are renting a house or apartment that is managed by Wooncompany you can file a request for repairs that need to be done. The costs for the repairs sometimes are the responsibility of the landlord, buts some repairs are the responsibility of the tenant. All repairs that are stated in the Besluit Kleine Herstellingen (BW, titel 7.4, art 217), in the Dutch civil code, are the responsibility of the tenant. In the list below you can see which repairs are the responsibility of the landlord and which the responsibility of the tenant. Sometime the tenancy agreement will include an exception of this list. So always read your tenancy agreement carefully. As soon as Wooncompany receives your repair request, one of our servicemen or employees will contact you. Please check beforehand if the repair is your responsibility or not. If our servicemen will have to come for nothing, this will include costs for you. Of course Wooncompany can arrange the repair for you, even if the repair is your own responsibility. You can file the repair request only in writing, by e-mail, fax or by using the special form on our website

Gas-heater, central heating and boilers
WoonCompany would like to point out that unless you have come to a different agreement, you as a tenant are responsible for the upkeep and yearly cleaning of the gas-heaters, central heating system and/or boilers. Wooncompany can recommend a few companies. In some cases a landlord already has a service contract with a company, but this will be mentioned in the tenancy contract. When in doubt please contact the local Wooncompany office. Because the cleaning of the heating equipment is very important for their functioning and service life, we ask you to send us a copy of the service bill for our administration.

General maintenance
The cleaning of equipment is very important to keep this equipment working properly. So not only heating equipment needs to be cleaned and serviced but also the fridge, dish washer, washing machine and other household equipment. Keep in mind that when this equipment breaks down as a result of some kind of misuse (not cleaning or servicing for instance), the costs for the repair are the responsibility of the tenant. You can only use the equipment as indicated in the manual. When there is no manual you will need to inform yourself about the correct use of the equipment (by looking up the manual on internet for instance).

Rental price adjustment
Every year the rental price will be adjusted to keep up with inflation. For rental properties that fall inside the huurprijzenwet, or controlled rent system, the rent will be adjusted every 1st of July with a percentage that is established by the Ministerie van VROM, Ministry of Housing, Spatial Planning and the Environment.

Rental prices of properties that fall outside of the controlled rent system normally are adjusted using the index of consumer prices. The formula that is used to determine the adjusted rental price is as follows: The formula is a fraction; The numerator is formed by the index of the month, 4 months before the month that the adjusted rental price will take effect, and the denominator is formed by the index of the month, 16 months before the month that the new rental price will take effect. The adjusted rental price can never be lower than the current rental price

Payment of rent
WoonCompany advices you to pay your rent automatically or by standing order. The rent will need to be transferred on or before the first day of every month, this means that the landlord or manager must have received the rent before or one the first day of every month. You will have to take into account the delay of the transfer. That means that you should transfer the rent around the 25th of every month. If you order your bank to transfer the rent automatically every month, you prevent that the rent is paid to late. For you it will be much easier if you don’t have to worry about the rent. When the landlord or manager receives the rent lo late, you will have to pay administration costs. In you tenancy agreement you will find the exact agreements on this subject. When you can’t pay your rent on time, for any reason, please inform Wooncompany about this as soon as possible.
